Welcome to the city quarter of the future. kupa is living with innovative added values and multifaceted architecture. A place of visionary diversity - with a multidimensional plus in terms of quality of life.
»Our motivation was to be unrelenting when it comes to the quality of our built environment, which must also be attractive for future generations.«
Prof. Ludwig Wappner - architect
Around the historic envelope factory, five residential buildings with 167 apartments are taking shape as a future-orientated counterpoint. The smart apartments and spacious family homes range in size from around 44 to 203 m². The apartments are enhanced by a sharing and service concept that creates meaningful added value. With mobility services, a concierge and exceptional communal spaces, kupa makes its residents independent, flexible and mobile.
A long-undiscovered architectural legacy of the founding period has been roused from its sleeping beauty slumber in Munich's most up-and-coming neighbourhood: the Pasing envelope factory, also known as "KUPA". For decades the well-preserved art nouveau-style staircase, the art deco tiling and the 110-year-old stencilling lay dormant. Now, the listed-status factory is being carefully restored and, with an abundance of space for new working environments, becoming the charismatic centre of this innovative city neighbourhood.
The architectural design of the award-winning international architectural firm allmannwappner creates inspiring contrasts between tradition and modernity. The façades vary in character. Towards the centre of the neighbourhood, they create a sense of tranquillity and feature large balconies. The bay window motif developed for the city-facing façades lends the architecture its unique sculptural character.
Extensive outdoor areas offer space for the community and opportunities for personal solitude. For both, the green neighbourhood design with a mix of shrubs, perennials and trees by landscape architects Keller Damm Kollegen creates a high-quality experience. The community roof terrace, the landscaped gardens and balconies, as well as the roof gardens, also offer nature from the ground floor up to all roofs.
The houses E and F are in the west of the neighbourhood. Design language and housing quality times two.
The most versatile building in the neighbourhood.
Kitchen and working lounge, concierge and bicycle workshop are housed here.
Neighborhood focal point where residents come together.
The heart of the neighbourhood: the listed-status envelope factory built in 1909. Modern working environments are being created here.
House G is kupa's most straightforward building.
But by no means less multifaceted.
The largest residential building in the kupa. A versatile façade and changing building heights make House C a gateway to the neighbourhood.
kupa is living with innovative added value – in the sharing model for the community and individually for every resident. And the individual is always centre stage. The goal: an additional hour’s life quality per day: 25/7 – kupa makes it possible.
The decision to choose an apartment is based on a good feeling. kupa impresses here down to the smallest detail.
From the floors with underfloor heating in high-quality oak parquet to the panoramic windows with electric sun protection in a warm red, and on to the intelligent smart home system with KNX bus system preinstallation - kupa is a real home.
kupa’s bathrooms are clad in porcelain stoneware tiles. Also, rain showers, bathtubs, floor-level showers and fittings in brushed black chrome.

They still exist, the authentic places. Pasing is synonymous with originality and authenticity. Residents live here through choice and appreciate a district of Munich which combines authenticity and cosmopolitanism with a love for history and traditions.
Pasing and the Würm – an authentic riverscape at the heart of the district. Here you can walk, cycle or simply unwind. More than 20 hectares of pristine nature can also be enjoyed in Pasing’s Stadtpark. And anyone with a liking for a backdrop from feudal times can cycle to the parkland of Blutenburg Palace.
Pasing has a food market, too. It’s a place where people meet and chat. Just 150 metres away is the Pasing Arcaden, a shopping mall with 150 stores. And in between a host of small, upmarket shops offering unique shopping opportunities.
Down-to-earth or sophisticated? Bavarian or Italian? Traditional or hip? The gastronomic offering in Pasing is wide-ranging. From long-established eateries to trailblazing restaurants, there is an abundance of culinary delights to explore. Lovers of haute cuisine will adore fine dining in the French gourmet restaurant.
There are numerous options for fitness, yoga and pilates. And anyone who wants to get in shape in the fresh air is truly spoilt for choice: tennis, swimming, cycling ... or how about a communal workout in the city park?
The Pasinger Fabrik is the neighbourhood's cultural institution. Theatre, music, cabaret, exhibitions – a cultural smorgasbord. Art and urban art can also be seen everywhere in Pasing, quite publicly.
Pasing has always been a place of learning. It has an above-average offering of nurseries, primary and secondary schools and institutes of higher education. Over 4,000 students are enrolled. The nearby Stadtpark makes studying all the more enjoyable.
The Pasing train station with its S-Bahn and ICE stop is the central starting point. This can be reached from kupa in just a few minutes via the public promenade. In addition, the streetcar and bus stops right outside the front door offer the first options for many destinations.
Coming Soon: an extension of the U5 subway line right next to the kupa neighborhood.
