Around the historic envelope factory, five residential buildings with 167 apartments are taking shape as a future-orientated counterpoint. The smart apartments and spacious family homes range in size from around 44 to 203 m². The apartments are enhanced by a sharing and service concept that creates meaningful added value. A long-undiscovered architectural legacy of the founding period has been roused from its sleeping beauty slumber in Munich's most up-and-coming neighbourhood: the Pasing envelope factory, also known as "KUPA". For decades the well-preserved art nouveau-style staircase, the art deco tiling and the 110-year-old stencilling lay dormant. Now, the listed-status factory is being carefully restored and, with an abundance of space for new working environments, becoming the charismatic centre of this innovative city neighbourhood.
The architectural design of the award-winning international architectural firm allmannwappner creates inspiring contrasts between tradition and modernity. The façades vary in character. Towards the centre of the neighbourhood, they create a sense of tranquillity and feature large balconies. The bay window motif developed for the city-facing façades lends the architecture its unique sculptural character.
Extensive outdoor areas offer space for the community and opportunities for personal solitude. For both, the green neighbourhood design with a mix of shrubs, perennials and trees by landscape architects Keller Damm Kollegen creates a high-quality experience. The community roof terrace, the landscaped gardens and balconies, as well as the roof gardens, also offer nature from the ground floor up to all roofs.
